Villa Graziella occupies two independent levels in the village of Èze — secluded by mature gardens, 200 metres from Anjuna Beach, ten minutes from Monaco. The surrounding greenery and banana trees screen you from the world entirely.
Ground floor and upper floor each have their own fully equipped modern kitchen, living and dining area, and direct access to the pool terrace. Five en-suite bedrooms across both levels mean two families or a large group can stay without ever treading on each other.
Air conditioning runs in every room. Satellite TV and high-speed WiFi are available throughout. A full alarm system with four cameras operates discreetly. Three private parking spaces include an EV charging station.
Please note: the property is not adapted for guests with mobility impairments. Smoking is not permitted inside the villa.

The entrance opens into a bright 47 sqm open-plan living and dining room. A hardwood table seats six. The American kitchen is fully equipped with high-end appliances. A sofa, flat-screen satellite TV, and WiFi anchor the living side.
Three bedrooms surround the living space, each with its own modern en-suite bathroom, quality vanities, flat-screen television, bedside tables, wardrobe, and air conditioning. Direct access to the pool terrace from the living area makes this floor the natural gathering point.

The upper floor has its own 40 sqm open living room with a black marble kitchen and dining table for six. A large balcony looks out over Èze village and the Mediterranean. Independent of the ground floor — ideal as a private space for a couple or smaller group within the villa.
