1. Scope of the Rental Agreement
This document establishes the binding general terms and conditions governing all seasonal property bookings made directly at Villa Graziella, located at 6 Impasse Barqui, 06360 Èze, France. All placement reservations signify full, unreserved acceptance of these structural operational policies.
Villa Graziella is leased exclusively as a private seasonal vacation home placement deployable for family holiday retreats, milestone gatherings, and corporate executive accommodations. Commercial event sub-leasing, public ticketed admissions, or productions must be explicitly authorized in writing prior to check-in boundaries.
2. Exclusive Property Configuration Limits
We strictly lease standalone residential property deployments. Individual, scattered independent room-by-room hotel bookings are not available. Reservations remain bound by the following parameters:
- Entire Villa Deployment: Access encompassing all 5 en-suite master bedrooms, dual service kitchens, swimming pool decks, heated jacuzzi nodes, and private 700sqm grounds.
- Ground Floor Special Configuration: Available strictly outside of peak high-season cycles (July and August) upon explicit direct configuration agreement request.
3. Minimum Stay Parameters & Seasonal Policies
To preserve pristine operational parameters across our hosting cycles, Villa Graziella strictly enforces the following itinerary parameters:
- Winter & Mid-Season Cycles: A minimum booking parameter of 3 consecutive nights is required.
- High-Season Peak Cycles (July / August): A minimum booking parameter of 6 consecutive nights is strictly required.
4. Financial Schedules, Payments & Cancellations
All direct transaction settlement sequences follow a luxury direct reservation wire footprint:
- Booking Deposit: A deposit percentage specified inside your customized invoice schedule is required to securely lock your calendar arrival parameters.
- Balance Settlement: The remaining structural balances must be settled in full prior to property handover coordinates.
- Cancellation Thresholds: All notification cancellation loops must follow the exact timeline windows explicitly documented inside your direct lease invoice contracts. No-shows or early departures forfeit scheduled balances.
5. Property Care, Maintenance & Security Escrows
Guests are expected to treat the architecture, custom structural masonry barbecue modules, and grounds with complete care. A mandatory security deposit allocation is held via authorized payment routes or wire transfers to cover unintentional hardware damages.
Invisible Estate Care: To keep the estate in 5-star condition, pool engineering configurations and botanical trimming routines run **twice weekly**. These care loops are systematically scheduled to be handled entirely out of guest sight lines to ensure absolute privacy boundaries.
6. Guest Capacities, Constraints & Insurance Obligations
The maximum overnight occupancy density threshold is strictly limited to **10 adults** across the 5 structural en-suite bedroom configurations. Exceeding this boundary without prior authorization compromises insurance parameters and is prohibited.
Guests are highly encouraged to maintain active personal travel insurance coverage protections encompassing accidental trip cancellations and international liability coverages prior to coastal arrival loops.
7. Governing Jurisdiction
This seasonal lease agreement framework is uniquely governed under the regulatory legislative frameworks of the French Republic. Any transactional or boundary litigation loops fall exclusively under the judicial processing parameters of the Alpes-Maritimes court circuits.
